Production home builders · DFW trade partner

Send us your plans. We'll bid the blinds package.

Window treatments for production single-family and townhome communities. Purchasing, supers, and design-center teams send a window schedule or floorplan — we return a locked-SKU package with install scheduled to closing.

  • Formal package within 48 hours of the opening schedule
  • Install coordinated to your closing calendar — not a retail appointment
  • One SKU, one color, so Purchasing is not managing retail chaos
  • COI, W-9, and vendor-portal ready once invited
  • Irving crew — local capacity, not an out-of-market shipper for the hard part

Who this page is for

If you just closed on a new home as a buyer, use our new-construction sizing guides. This page is for the division that needs a trade partner on blinds.

  • Purchasing

Locked spec, cost-sheet friendly packages, volume by starts, a clean PO and invoice trail.

  • Superintendents

Crew checks in on site, stays off the critical path, and leaves a punch-list-ready house.

  • Design center

Good / Better / Best options the buyer can select without you running a custom retail job.

  • Closing coordinators

Install window before close, or a post-close buyer program that does not bounce back to warranty.

How bidding works

From takeoff to a package Purchasing can put on the cost sheet — one path, 48 hours once we have the openings.

  1. 1

    Send the takeoff

Window schedule, floorplan PDF, or a model address for field measure. Floorplan name, community, and homes per month are enough to start.

  2. 2

    Lock the spec

One or two SKUs, one whole-home color, cordless where code requires. Good / Better / Best so the cost sheet stays simple.

  3. 3

    Bid the community

Per-home package price plus volume for the starts you actually run — not a one-off retail quote per elevation.

  4. 4

    Mobilize to closing

Cut from stocked builder widths. Install scheduled to your closing calendar, or as a post-close buyer program if that is how the division runs it.

What to send

Attach whatever you already have. We do not need a full CSI spec set to return a first package.

  • Floorplan name and community
  • Window schedule, or field measure of the model
  • Include or exclude baths and patio
  • Color and cordless requirements
  • Install before closing vs post-close buyer program
  • COI limits and vendor-portal steps
  • Target homes per month (or per quarter)

Email info@homebuilderblinds.com or call (682) 204-1076.

How we plug into your process

Match the lane you already run. We are not asking the division to invent a new blinds process on day one.

  • Standard blinds package

One or two SKUs, builder pricing, install scheduled to closing. The default for Express and core single-family.

  • Design-center upgrade

Buyer chooses Better or Best at the studio. You keep the option revenue; we fabricate and install to the same cycle.

  • Backup trade

Local capacity when the primary vendor is behind or a community needs faster turns. Most divisions already have someone — we are the comparison and the overflow.

Why divisions work with us

Local Irving capacity built around production-home widths and closing dates — not a custom shop trying to learn your cycle time.

  • Production-home specialty

We already cut the width families production homes actually use — 34.5" bedrooms, 46.5" / 57.5" living, townhome narrow fronts, patio rollers — not one-off retail sizes.

  • Cycle time

Same-week cut on stocked programs so blinds are not what holds a close.

  • Jobsite discipline

Check in with the super, protect the finish work, leave it clean. We are a trade on your schedule, not a showroom sending a retail installer.

  • Ops that match Purchasing

Bulk ordering, line-item packages, COI to division limits, vendor portal once invited. Clear PO and invoice trail.

  • Callbacks already exist

New-home buyers already find us after closing for bare windows. Partnering upstream cuts those calls to warranty and customer care.

Package-ready SKUs

Good / Better / Best from the same lines — one color per home so Purchasing is not managing retail SKUs.

Insurance & onboarding

Send COI limits with the bid. We complete portal steps after Purchasing invites us — we do not claim approved-vendor status before that.

  • Certificate of Insurance to your division limits — typically returned in 1–2 business days
  • W-9 and EFT for AP
  • Ready for Vendor Extranet / purchasing portal once Purchasing invites us
  • DFW references (high-volume installs) on request

Questions Purchasing usually asks

What do you need to bid a plan?
A window schedule or floorplan PDF, the community name, and whether install is before closing or a post-close buyer program. If the schedule is incomplete, give us a model address in DFW and we will field-measure. Target homes per month lets us price volume instead of a one-off.
How fast is a formal package?
Typically within 48 hours of receiving the opening schedule. We return a locked-SKU package (Good / Better / Best) with materials and DFW install, not a retail per-window quote.
Do you install before closing?
Yes. We schedule to the closing calendar so the house is not sitting with bare windows. If the division runs blinds as a design-center or post-close buyer program, we match that process instead of forcing a retail appointment on the homeowner.
We already have a blinds vendor.
Most divisions do. We are not asking Purchasing to rip up a current package on the first call. Use us as local backup when the primary trade is behind, or as a comparison when the package comes up for review.
Will you meet our COI and vendor portal requirements?
Yes. Send COI limits with the bid request. We return certificates and W-9 quickly, and we complete Vendor Extranet or purchasing-portal onboarding once invited. We do not claim approved-vendor status with any builder until Purchasing onboards us.
Is this the same as the homeowner sizing guides on your site?
No. Pages like blinds for D.R. Horton or Lennar homes are for buyers who just closed. This page is for the division — Purchasing, supers, and design center — sending plans so we can bid the community as a trade partner. Home Builder Blinds is independent and not affiliated with those builders.
What products do you spec for production homes?
2" cordless faux wood as the usual whole-home spec, 1" vinyl mini for Express or secondary openings, rollers for living and patio, and verticals on sliders. Cordless where child-safety code requires it. One color per home so the spec stays locked.
